July 2026 Northwest Houston Real Estate Market Update | Cypress, Katy & Hockley

August 03, 20264 min read

The Northwest Houston housing market is doing that thing where buyers swear they're "just looking"… and then somehow end up with 52 saved homes, three weekend showing appointments, and a spreadsheet comparing kitchen islands. With more inventory available this summer, buyers finally have room to be choosy. Sellers can absolutely still succeed—they just need to give buyers a reason to stop scrolling.

Cypress, Katy & Hockley Real Estate Market Update – July 2026

Northwest Houston Housing Trends, Home Prices & What Buyers and Sellers Need to Know

Published: August 2026

The Houston housing market continues to shift toward a more balanced environment, giving buyers more choices while rewarding sellers who price and prepare their homes strategically. Inventory has grown across much of the region, yet well-maintained homes in desirable neighborhoods continue to attract strong interest.

According to the July 2026 Houston Association of REALTORS® Fresh Report, active residential listings increased 3.8% year over year to 41,933 homes, while new listings rose 2.5%. Average list prices also edged higher by 0.7% to $454,498, reflecting continued confidence in the market despite longer selling times.

For homeowners and buyers in Cypress, Katy, and Hockley, local market conditions tell an even more important story.

Cypress Real Estate Market Update

July 2026 Market Snapshot

What This Means

Cypress remains one of Northwest Houston's strongest housing markets, but buyers now have considerably more inventory than they did a year ago. Inventory has nearly doubled from 3.6 months to 6.6 months, creating more opportunities for buyers to compare homes and negotiate favorable terms.

For sellers, pricing accurately is becoming increasingly important. Although homes are taking slightly longer to sell, buyers are still paying approximately 98% of asking price when homes are well-prepared and competitively priced.

Katy Real Estate Market Update

July 2026 Market Snapshot

What This Means

Katy continues to benefit from strong buyer demand despite a noticeable increase in available homes. Inventory has expanded significantly, providing buyers with more options than they had last summer.

One encouraging trend is the reduction in marketing time. Median days on market fell from 50 to 38 days, suggesting that properly priced homes are still moving efficiently despite increased competition.

Hockley Real Estate Market Update

July 2026 Market Snapshot

What This Means

Hockley continues to experience healthy price appreciation while offering buyers more inventory than last year. Active listings have increased substantially, giving buyers greater flexibility without significantly affecting home values.

Homes are taking about a week longer to sell compared to last year, but sellers continue to receive nearly full asking price when properties are presented well.

What Buyers Should Know

If you're planning to purchase a home in Northwest Houston, today's market offers several advantages:

  • More homes to choose from than last summer.

  • Greater negotiating opportunities.

  • Less urgency than during the highly competitive markets of recent years.

  • More time to compare neighborhoods, builders, and financing options.

While inventory has increased, desirable homes that are priced correctly still attract strong interest, making preparation and financing just as important as ever.

What Sellers Should Know

Today's market rewards preparation more than ever.

Successful sellers are:

  • Pricing homes based on current competition rather than last year's values.

  • Completing repairs before listing.

  • Investing in professional photography and marketing.

  • Working with an experienced local broker who understands neighborhood-specific pricing trends.

The good news is that buyers continue paying approximately 98% of list price across Cypress, Katy, and Hockley, demonstrating that well-priced homes remain highly competitive.

Looking Ahead

The Northwest Houston housing market is continuing its transition toward a healthier, more balanced environment. Rising inventory provides buyers with more opportunities while encouraging sellers to focus on pricing strategy and presentation rather than expecting multiple offers immediately after listing.

For homeowners, this isn't a sign of a declining market; it represents a return to more typical market conditions where preparation, local expertise, and realistic expectations matter more than ever.

Whether you're buying your first home, moving up, downsizing, or considering selling, understanding what's happening in your specific neighborhood is often more valuable than relying solely on regional headlines.
