July Home Maintenance Checklist for Cypress and Katy Homeowners: Beat the Heat, Prep for the Storm SeasonJuly in Northwest Houston asks a lot of a house. Your air conditioner is running fifteen-plus hours a day, the clay soil under your slab is drying out and shrinking, and we're heading into the busiest stretch of hurricane season. The good news: an afternoon of smart checks now prevents the expensive phone calls later. Here's your July list.

What should Houston homeowners check on their AC in July?

Start with the two things you can do without a ladder or a technician: the filter and the outdoor unit. Swap your filter monthly during peak summer — a clogged filter forces the system to work harder and can ice up the coil on a 100-degree day. Then walk outside and clear at least two feet of space around the condenser. Trim back shrubs, hose off the coil fins gently, and make sure nothing is leaning against it.

While you're at it, check your drain line. In our humidity, the condensate line clogs with algae and backs up into the pan — one of the most common causes of ceiling stains in Cypress and Katy homes. Pour a cup of white vinegar down the access tee near your indoor unit once a month through September. If your system is more than ten years old and struggling to keep up, a professional tune-up runs far less than an emergency weekend repair in August.

Water your foundation — yes, really

If you're new to the area, this one sounds strange. Northwest Houston sits on expansive clay soil that swells when wet and shrinks when dry. In a hot, dry July, the soil pulls away from your slab, and that movement is what causes foundation cracks, sticking doors, and drywall separation. A soaker hose placed about 18 to 24 inches from the perimeter of your foundation, run in the early morning a few times a week, keeps the moisture level consistent. It's the cheapest foundation insurance you can buy in Tomball, Hockley, or anywhere else built on Gulf Coast clay.

Get ahead of hurricane season

The heart of the Atlantic season runs August through October, which makes July the right month to prepare while stores are stocked and contractors have availability. Walk your property with three questions in mind. First, what can become a projectile? Trim dead limbs, especially anything overhanging the roof, and identify the patio furniture and planters you'd need to bring in. Second, where does water go? Clear gutters and downspouts, and check that soil slopes away from the house — pooling against the slab is a problem in a normal thunderstorm, let alone a tropical system. Third, are you ready to be without power? Test the generator if you have one, refresh fuel, and photograph every room of your home for insurance documentation. Store those photos, plus copies of your policy, in the cloud.

This is also the month to review your insurance declarations page. Confirm your wind and hail deductible (many Texas policies calculate it as a percentage of your dwelling coverage, not a flat number) and decide whether flood coverage makes sense — remember that standard homeowner's policies do not cover flood, and new flood policies typically carry a 30-day waiting period.

Small stuff that pays off in July

Reverse your ceiling fans to spin counterclockwise so they push air down. Check weatherstripping on exterior doors — summer sun degrades it fast, and gaps make your AC work harder. Inspect your fence line while the ground is dry and repairs are easy.
